New Complete List: How To Become A Real Estate Agent In The Philippines

A real estate agent, or more formally referred to as a real estate salesperson, possess similar capabilities as that of a licensed REB as both can represent sellers and/or buyers, actively market properties on behalf of owners, solicit prospective buyers, and even aid in the processing of the sale.
The key difference between the two practitioners is that a licensed REB has the ability to act independently while a real estate salesperson shall be under the direct supervision and accountability of a licensed REB in all his real estate transactions. Having undertaken the course and obtaining his license, a licensed REB is highly equipped with vast knowledge and professional prowess on managing a real estate business, thus, working alongside one will truly be for your long-term benefit. (A licensed REB can register up to 20 real estate salespersons under his PRC license.) So, it is with utmost importance that you find an experienced and trustworthy licensed REB who can employ, mentor, and supervise you should you wish to become a good real estate salesperson in the Philippines.
Aside from having a supervising REB, you would also need to comply to the following:
Qualifications for a Real Estate Salesperson Applicant
- Be a Filipino Citizen (with no herein distinction between natural-born and naturalized Filipino citizen);
- Complete at least two (2) years or 72 units of college education;

- Possess outstanding moral character, with no conviction of any crime including moral turpitude.
It is also vital to note that all aspiring real estate service practitioners (RESP’s) in the country, including real estate salespersons, shall be accredited by the Professional Regulation Commission-Professional Regulatory Board of Real Estate Service (PRC-PBRES) before carrying out his real estate services. This is in accordance to Section 31 of Republic Act 9646 or the Real Estate Service Act, otherwise known as RESA Law.https://lawphil.net/statutes/repacts/ra2009/ra_9646_2009.html The RESA Law aims to professionalize the real estate practice in the country and protect its real estate industry by intensifying the anti-“colorum” drive among RESPs. Illegally practicing RESPs are punishable, with fines ranging from P100,000 to P200,000, and/or imprisonment of two (2) to four (4) years.
Once you are fully qualified as an applicant, you may now collect the following:
Required Documents for Accreditation of Real Estate Salesperson:
(with no DTI / HLURB Registration)
- Original and Photocopy of NSO Certificate of Live Birth/Birth Certificate
- Original and Photocopy of NSO Marriage Certificate/Contract (for married female only)
- Original and Notarized Certificate of Educational Attainment on the Completion of at least two (2) years of College
- Original NBI Clearance (Valid)
- Original and Notarized Certification of twelve (12) credit units/hours on Real Estate Brokerage Seminar/Training
- Photocopy of supervising REB’s PRC License with 3 specimen signatures (PRC ID validity must not be less than 6 months upon application of salesperson’s application/renewal)
- Original and Photocopy of Community Tax/Cedula for the year of application
- Passport size photo on white background with name tag below showing complete name
- Documentary stamp

When all of your necessary documents are ready and on-hand, proceed now to these steps:
Filing for Accreditation as a Real Estate Salesperson at PRC:
- Fill-out the Application for Accreditation as Real Estate Salesperson form. (see link above)
- Submit application form together with your other required documents (see list above) for pre-evaluation at the Application Division (4th Floor, Annex Building) at the PRC Central Office or Regional Offices processing counters.
- You may now have your application form notarized by going to the Legal Division (2nd Floor, Main Building) at the PRC Central Office or Regional Offices.
- Prepare your payment fee amounting to PHP600.00 and pay at the Cashier’s Window (Ground Floor, Main Building) at the PRC Central Office or Regional Offices.
- For metered documentary stamp, proceed to the Customer Service Center (Ground Floor, Annex Building) at the PRC Central Office or designated counter at the Regional Offices.
- Submit duly accomplished application form and complete requirements to the Application Division (4th Floor Annex Building) at the PRC Central Office or designated counter at the Regional Offices.
- Verify status of application at the official PRC website here. https://www.prc.gov.ph/real-estate-service
Once your accreditation is confirmed, you shall then pay the Initial Registration Fee of PHP300.00, plus the Annual Renewal Fee of PHP150.00, for a Total of PHP450.00 at the Cashier’s Window (Ground Floor, Main Building) in the PRC Central Office or Regional Offices.
Do follow-up on the release date of your PRC Accreditation Card (AC) and check for your mass Oathtaking Ceremony schedule through the official PRC website and social media accounts. Do note that your PRC AC is due for renewal annually on your birth month. Once sworn in, you may initiate your real estate service practice.
